In theory, the
types of inspections you can conduct are limited only by your creativity and financial
strength. In reality, the tests seem to be limited to the following:
- Radon: a gas that is found in the earth and is a by-product of deteriorating
uranium. The government declares that 30,000 people die each year from radon exposure. Do
you believe that? The test costs about $125.
- Lead-based paint: homes built before 1978 should be assumed to contain lead-based
paint. If you buy a home with it, you can either tear out the walls, strip the paint from
the trim and scrape the entire exterior, or paint it. Inspection costs will range from
$200 to $500.
- Urea-formaldehyde foam insulation: every five years the federal government finds
a new way to save us from ourselves. When they decided to scare us with this one, we were
told that if the seller could not prove that the home did not contain the foam, it must be
assumed that it did. Telling buyers that death was stalking the house did not lead to a
fast sale.
- Home inspection: as salespersons, we are required to urge you to have a home
inspection performed. A home inspection will cost about $225.
- Well test: a multiple hour test checks to see if the well produces a sufficient
amount of water. A sample of the water is sent to a lab to determine if the water passes
basic drinkability standards.
- Septic system test: after saturating the system during the well test, a dye is
placed in the drains. The inspector looks for the dye on the ground or in nearby streams.
The absence of dye is an indication that the system is working properly. Cost for the
well and septic tests is about $150.
