While all real estate purchases are essentially a conveyance of land, the practical reality of buying land raises issues that often do not arise when purchasing an existing home. The following items may help reduce the risk of purchasing unimproved land:
  • Governmental items:
    • Is the lot a recorded, buildable lot?
    • What are the set-back lines? Check with the local zoning officer.
  • Has the current owner placed any restrictions on the land’s usage?
    • Such covenants can be found either recorded in the courthouse or in the deed.
  • For an untested lot:
    • Are the utilities available ‘to’ the lot, or ‘at’ the lot?
    • If public water and sewer is available, what is the charge for the tap-in fees?
    • Is there a moratorium on new sewer hookups?
    • What about well and septic systems? Click here for information on these systems.
  • Survey:
    • Do you know what you are buying?
    • Do you know where the property lines are?
